The challenge
The barn was uninhabitable, so standard mortgage lenders would not accept it as security. The client planned to do much of the work himself, which some lenders will not permit.
What we did
We sourced a lender that funds conversions of uninhabitable buildings and accepts some self-managed work by a qualified tradesperson. We supplied warrant and planning approvals, a professional consultant's certificate arrangement and a realistic build programme. Funds were structured to be released as each stage was signed off.
The outcome
The conversion was funded in stages and the family moved in once the completion certificate was issued.
