Our services and fees

How we advise, the range of lenders and insurers we consider, and how we are paid.

Mortgage advice

We are independent mortgage advisers. We consider mortgages from across the whole of the market, including products that are only available by going direct to a lender. If the most suitable product is only available direct, we will tell you and explain how to apply. If you need to borrow more, we compare a new first charge mortgage, a second charge mortgage and a further advance from your existing lender.

Our mortgage fee

There may be a fee for mortgage advice. The amount depends on your circumstances: we may charge up to 1% of the loan amount, and our typical fee is £500. Your fee agreement sets out the exact fee and when each part is payable: when a lender issues a decision in principle, when your application is submitted, or when your mortgage offer is issued. Fees are not refundable once due, and paying a fee does not guarantee a mortgage offer. You will receive and sign your fee agreement before you pay anything.

Commission

We usually also receive a procuration fee (commission) from the lender when your mortgage completes. The amount is shown in your European Standardised Information Sheet (ESIS). You can ask us what commission each lender we considered would pay.

Protection and insurance

For life cover, critical illness cover and income protection we give advice and a personal recommendation based on a fair and personal analysis of the whole of the market. For general insurance, such as buildings and contents, we recommend an insurer based on your demands and needs from a fair analysis of the market. We do not charge a fee for protection or insurance; we receive commission from the insurer, which we will confirm before you proceed. Read Our Insurance Services and Costs (PDF).

Unregulated lending

Most buy-to-let mortgages, commercial mortgages and some bridging loans are not regulated by the FCA. Where a loan is not regulated, some protections, such as access to the Financial Ombudsman Service for the loan itself, may not apply. We will always tell you whether a product is regulated before you proceed.
