How SDLT is calculated

SDLT is charged in bands, with each rate applying only to the part of the price within that band. Surcharges for additional properties and non-UK residents are added to every band.

Scotland and Wales

Scotland has Land and Buildings Transaction Tax (LBTT) and Wales has Land Transaction Tax (LTT), with different rates. This calculator covers England and Northern Ireland only.

How much is stamp duty on a £500,000 house?

For a home mover in England or Northern Ireland, SDLT on £500,000 is £15,000. A first-time buyer would pay £10,000, and an additional property would attract £40,000.

Do first-time buyers pay stamp duty?

First-time buyers pay no SDLT on the first £300,000 and 5% from £300,001 to £500,000. There is no relief if the price is over £500,000.

Can I get the 5% surcharge back?

If you sell your previous main home within three years of buying the new one, you may be able to reclaim the surcharge from HMRC.
