How this calculator works

It subtracts your deposit from the price to give the loan and LTV, calculates a capital repayment at the rate and term you enter, adds stamp duty for your buyer type, and adds an allowance for legal and survey costs to show the cash you need on completion.

What it doesn't include

Lender arrangement fees, broker fees, removals and furnishing are not included. Lenders will also assess affordability using your income and outgoings, so the loan you can get may be lower than the price minus your deposit.

Frequently asked questions

How much deposit do I need to buy a house?

Most lenders need at least 5% to 10%, but rates usually improve at 15%, 25% and 40% deposits. Larger loans and some property types need more.

Does the calculator include stamp duty relief for first-time buyers?

Yes. Choose 'first-time buyer' and the relief is applied automatically if the price is £500,000 or less.

Are these the rates I'll actually get?

No. Enter a rate to see the effect; the rate you're offered depends on your deposit, credit profile, the property and the lender. An adviser can give you live figures.

Important: Your home may be repossessed if you do not keep up repayments on your mortgage. There may be a fee for mortgage advice: up to 1% of the loan, typically £500.
