How the checker works
Bridging lenders focus on three things: how much you borrow against the property (loan to value), whether you will live in it (which decides if the loan is regulated), and how you will repay it (the exit). The checker estimates your gross loan to value including rolled-up interest and fees, and flags the questions a lender is likely to ask.
For a detailed cost breakdown with retained or serviced interest, use the bridging loan calculator. To understand your situation in more depth, see our guides to buying before you sell, broken chains, auction finance, refurbishment, "cash buyers only" property and development exit finance.
Frequently asked questions
Is the bridging deal checker a quote?
No. It is an illustration based on the figures and assumptions you enter, with interest rolled up for the full term. Real terms depend on the lender, the property, the valuation and your circumstances. An adviser will confirm your actual options.
What loan to value can I get on a bridging loan?
Most bridging lenders lend up to around 70–75% of the value of the property or properties offered as security, including rolled-up interest and fees. Offering extra security can increase the amount available.
Does using the deal checker affect my credit score?
No. The checker does not run any credit search. A lender will only search your credit file later, with your permission, if you decide to apply.
What happens after I send my deal?
An adviser reviews your figures, may ask a few questions, then compares specialist lenders and explains your options, costs and risks. There is no obligation to proceed.
Important: Bridging and development finance are short-term, secured borrowing and can be expensive. You need a clear, realistic exit plan. Loans secured on a home you live in may be FCA-regulated; most others are not. Your property may be repossessed if you do not keep up repayments.
