The short version

Borrowing in your 50s, 60s, 70s and beyond is very possible, but the right product depends on your income, your plans and what you want to leave behind. This guide explains the main options, how lenders assess older borrowers and how to involve your family.

  • Many lenders lend into older age, and some have no maximum age at the end of the term, provided the mortgage stays affordable.
  • A retirement interest-only mortgage means you pay the interest each month and the loan is usually repaid when the last borrower dies or moves into long-term care.
  • A lifetime mortgage (equity release) usually has no monthly payments, but interest normally rolls up, so the debt can grow quickly and reduce what you leave behind.
  • Equity release must be arranged with a suitably qualified adviser, and Equity Release Council members follow extra standards, including a no negative equity guarantee.
  • Downsizing, savings, family help or a standard mortgage may suit you better, so we look at the whole picture before recommending anything.

Start before the deadline

if an interest-only mortgage or fixed deal is ending, begin planning at least six to twelve months ahead so you are not forced into a rushed decision.

Illustrative example: an interest-only deal reaching its end

Margaret and Peter, both in their late 60s, have an interest-only mortgage that is about to end and no plan to repay the balance. They have two pensions and a small rental income, and they want to stay in their home. After reviewing their income, we compare a shorter repayment mortgage, a retirement interest-only mortgage and downsizing. A retirement interest-only mortgage is affordable on both pensions, including if only one of them is living, so they choose it and discuss the effect on their children's inheritance with them before applying. This is an illustrative example only, not a real client, and every case is different.
