The challenge

The client had a strong salary and bonus but less than two years' UK residency and a short UK credit history. Several lenders required indefinite leave to remain or a longer residency period.

What we did

We identified lenders that accept skilled-worker visa holders with time remaining on their visa and a UK employer. We evidenced salary, bonus history and US credit standing. We structured the loan below the lender's visa-holder loan-to-value limit.

The outcome

The purchase completed at 75% loan to value, with the bonus partly counted in affordability.
