The challenge

The client wanted interest-only borrowing, planning to repay from investments over time. Many lenders cap interest-only lending or require a specific repayment vehicle, and the property's land was unusual for standard valuations.

What we did

We found a lender that accepts an investment portfolio as an interest-only repayment strategy. We provided portfolio statements, pension income evidence and a repayment plan. We also checked that the land and outbuildings were acceptable for valuation.

The outcome

An interest-only mortgage was approved at 61% loan to value with a documented repayment strategy.
