The challenge

The client had only owned residential property, and some lenders want commercial experience. The café tenant had only just signed its lease.

What we did

We approached semi-commercial lenders that accept experienced residential landlords. A new ten-year lease with a deposit from the café tenant helped. We gave the lender a full rent schedule showing the residential share of the income, which supported a higher LTV.

The outcome

The investor completed with one mortgage covering the shop and both flats.
