The challenge

The building was part owner-occupied and part let, so lenders needed to assess both the business and the rental income. The pharmacy was also changing hands at the same time as the building.

We approached lenders that combine owner-occupier and investment income on mixed-use property. We supplied the pharmacy's trading accounts, the flat's tenancy and a short business plan. The property and business completions were timed together.
